Why Salisbury

A real downtown, a lot of history, and room to grow

Salisbury has been the county seat of Rowan County since the county was formed in 1753. It grew up as a stop on the Great Wagon Road and later as a railroad hub, and you can still see that history in the downtown storefronts, the train station and the older neighborhoods around them. It's also where Cheerwine was created in 1917, and where Food Lion has its headquarters.

It's growing, too. The Census Bureau counted 35,540 residents in 2020 and estimated about 36,879 by mid-2025. Rowan County passed 155,000. Much of that growth is buyers who want more house for the money than they'd get in Concord, Mooresville or Charlotte.

Getting around is easy. I-85 runs along the east side of town, with uptown Charlotte about 39 miles southwest and the Triad to the northeast. Salisbury also has an Amtrak station downtown.

  • Historic homes near downtown. Salisbury has several districts on the National Register of Historic Places, including Fulton Heights, North Main Street and North Long Street–Park Avenue, with houses from the 1800s and early 1900s.
  • Established neighborhoods. Milford Hills, Eagle Heights and Country Club Hills have settled streets and homes built from the 1930s through the 2000s.
  • Golf and newer homes. The Crescent surrounds an 18-hole golf course, and The Reserve at the Country Club and Olde Salisbury were built in the 2000s.
  • Brand-new construction. Silverstein, Shay Crossing, Oxford Station, Grants Landing, Winecoff and Kerns Ridge are selling now.
  • Lake living nearby. High Rock Lake, about 15,000 acres, sits on the east side of Rowan County.

The Redfin Data Center reported a median sale price of about $300,186 for the city of Salisbury for Jun–Aug 2026, up 13.2% from a year earlier. How far is Salisbury from Charlotte?
Uptown Charlotte is about 39 miles southwest on I-85, roughly 45 minutes without heavy traffic. Charlotte Douglas and Piedmont Triad airports are both within about 45 minutes, and Amtrak trains stop at the downtown Salisbury station.
What schools serve Salisbury?
Rowan-Salisbury Schools serves the city and county. Salisbury High School is on Lincolnton Road, and nearby high schools include North Rowan, West Rowan, East Rowan, Carson and South Rowan. Salisbury is also home to Catawba College, Livingstone College, Hood Theological Seminary and Rowan-Cabarrus Community College's North Campus. Assignment depends on the exact address, so always check with the district before you buy.
